2 Basement + 12 Floor Tower — Progress & Cost Dashboard
Every figure across these tabs rolls up from the editable activity database (Cost-Loaded Schedule tab) — change a cost or a % complete there (or use the quick what-if) and every tab recalculates.
Computing summary…
Cumulative progress: planned vs. earned
Cost-weighted baseline (S-curve) vs. actual earned value. The horizontal gap between the two markers at the data date is the schedule slip.
Cumulative budget: planned vs. real
Planned cumulative budgeted cost (Cost-Loaded Schedule) vs. real cumulative incurred cost (Actual cost ledger) — the gap between the two is cash spent faster or slower than budgeted, independent of physical progress.
Assumptions & quick what-if
Actual cost isn’t in the activity database (it’s project-level, not per-task) — set it here. Use the slider for a fast scenario; edit the database below for real, task-by-task updates.
Site snapshots placeholders
No real site photos are attached to this demo — these are illustrative placeholders by phase. Attach real progress photos here once available.
Delay & risk flags
Auto-generated from the database below — whatever you edit there, this list (and its severity) updates with it.
Change orders & variations —
Starts empty — log real variation orders as they're raised. Once a row's Client decision is set to Approved, its billed value flows into the Contract value box above, and its actual cost flows into the Budgeted cost (BAC) used in the KPI row, Financial snapshot and Profitability panel — leave actual cost blank/$0 until you know it, so this change order doesn't silently show 100% margin. Set it back to Pending or Rejected at any time to remove it from both totals again. PM status (Proposed/Withdrawn) is separate and never affects these totals — it's your own record of whether you still stand behind the VO. Every status change is recorded — open a row's Docs button to see its full history.
Cost vs. contract value
Budget (cost) vs. selling price, and where forecast cost performance is pushing profit.
Profitability
Prorata assumption (as requested) alongside a cost-performance-based forecast.
Financial snapshot
Cash flow & payment certificates —
The question a client PM usually asks first: how much cash has actually moved, not how much work is theoretically earned. Starts empty — log each period's real certified receipt and real subcontractor/supplier payments below.
Cash flow forecast — through —
The single number an owner actually loses sleep over: how much cash is needed, and when — not just how much work is theoretically earned.
Project modality of payment
Payment certificate —
Client payments & overdue receivables
Record each receipt from the client against its certificate (full or partial). Kept separate from the monthly Cash flow log above, so nothing is counted twice.
+ Add an earlier certificate (issued before this register existed, or imported months)
Record a receipt
Financial billing milestones
Each certificate is tied to specific activities finishing — certify them in the database below and billing status here updates automatically.
Engineering & Procurement Logs
Click a log to expand its full activity list. Each log stays in sync with the programme database on the Cost-Loaded Schedule tab — the same source of truth as the rest of this dashboard — and can be updated in bulk by uploading an Excel or CSV file instead of typing each row.
Real open technical queries, logged as they're raised — replaces the single rolled-up RFI note this register used to be. Starts empty; add the project's actual RFIs below, or upload a file.
All subcontractors — programme-wide summary
Click a subcontractor to see its category/activity breakdown, invoicing donut and its full billing package — award, invoiced-to-date, scope — all in one place. A subcontractor with at least one quantity-tracked (measured BOQ) trade also gets an invoicing & executed-quantity section there. Edit the Category / Subcontractor columns in the Programme Database below (Cost-Loaded Schedule tab) to add, rename or re-split entries here.
Contributes this project's measured rates (category + unit of measure only — e.g. "Concrete, $/m²" — never an individual BOQ line, never a project name, client or location) to a shared anonymous pool, and unlocks seeing the pool average next to this project's own rates below.
Payment log —
Due date = invoice date + that subcontractor's payment term (set per subcontractor, below, under Modality of payment). An unpaid invoice past its due date is highlighted red.
Filter & search activities
Cost-loaded programme
Same 24-month baseline, with budget per activity and progress fill (earned vs. planned) as of the data date.
Programme database editable
The source of truth for the whole dashboard. Edit any activity’s budget or actual % complete — tracks, risk flags, billing milestones, the S-curve and the Gantt above all recalculate immediately. Or upload a file instead of typing each row: download the template, edit it, and upload it back — matched by Activity ID, so existing rows update and new rows (blank ID) get added, nothing already here is ever deleted by an upload.
| ID | Activity | Start | End | Dur. | Category | Subcontractor | Selling Price ($) | % | Budget ($) | Actual % | Baseline % | Variance | Predecessors | Float |
|---|
Bill of Quantities Register
Every line from the uploaded cost-loaded schedule, grouped by CSI MasterFormat division — the way a real BOQ is organized. Measured lines (Unit × Quantity × Rate) and lump-sum lines (Preliminaries, Mobilisation, and similar) sit side by side; Contract Value is the sum of every line below.
Monthly Progress, Cost & Quality Report
Internal HEX/PM report, laid out the way it goes out as a Word document each month — the same live figures as the rest of this dashboard, not a separate copy.

Executive overview
—
Monthly actuals log —
Record each trade’s physical % complete for a period once, at the reporting cut-off. Once a month is logged here it replaces the mathematical reconstruction used everywhere else on this dashboard for that month — with real data.
Evidence & sign-off — —
Actual cost ledger —
Document each incurred cost as it comes in — an invoice, a payment, a cost-report line — instead of typing one lump figure. Actual cost to date (feeding History mode's CPI/EAC and forecast margin) is the running total of everything logged here. Every invoice added in a subcontractor's "Invoicing & executed quantity" (Subcontractors tab) is logged here automatically — use the form below only for additional direct and indirect charges (overheads, site facilities, insurance, permits, and the like) that don't go through that invoicing flow.
Cost generated per month
Close the reporting month —
—
Actual cost history by month —
Cumulative actual cost to date at each month end. Months covered by the cost ledger are read from it; earlier months can be entered here (for example from the accounts). These figures drive CPI in History mode, the CEO trend charts and retrospective board reports.
Monthly look-ahead — —
Expected value = each trade’s planned earn for next period only (the baseline schedule’s delta across the month), not its full remaining budget.
Site look-ahead — next 3 weeks
Not persisted across projects/reloads as a shared setting — each viewer sets "Current week" to wherever today actually falls; it only affects this card's window.
Look-ahead vs. actual — — accountability
What each trade was theoretically planned to earn last period vs. what was actually executed. In an ideal scenario theoretical equals executed; every deviation below is justified with a cause and a next step.
Look-ahead archive —
The look-ahead above is always a live recomputation from today's schedule. Archiving a month freezes what it predicted at the time, so it can be checked later against what actually happened — even if the schedule gets revised in between.
Nominated subcontractor achievement — 3-month trend
⚠ Illustrative reconstructions (each package's own schedule-performance ratio held constant and applied backward), not logged monthly history — this project doesn't yet track monthly actuals per subcontractor.
Theoretical vs. practical monthly invoicing
Site snapshots placeholders
No real site photos are attached to this demo — these are illustrative placeholders by phase.
QA/QC Log
Real inspection and hold-point records, logged as they happen. Starts empty; add the project's actual inspections below.
NCR Log (Non-Conformance Reports)
Real non-conformance reports, logged as they're raised. Starts empty; add the project's actual NCRs below.
HSE Log
Real health, safety & environment records, logged as they happen. Starts empty; add the project's actual entries below.

Features
Choose what to monitor on this project. Turning something off only hides it — nothing logged is ever deleted, and it comes right back on if you turn it back on. A feature that quietly needs another one underneath it turns that one on automatically.
